Income

Applicants must demonstrate stable, established income that comfortably supports the rental amount. Proof of income—such as recent pay stubs, tax returns, or bank statements—will be required as part of the application.

Credit History

We realize you are not your credit score, and we review full credit reports to assess overall financial responsibility. A history of on-time payments, manageable debt, and no recent collections or charge-offs is preferred. Lower scores may be considered when supported by strong rental history or other factors.

Rental History

We require verifiable rental history for at least the past 2 years. Positive references, consistent rent payments, and no evictions or serious lease violations are expected.

Background Check

All adult applicants will undergo a background screening. We follow all Fair Housing laws and HUD guidelines, and any criminal history is considered on a case-by-case basis.

Identification

All applicants must provide a valid government-issued photo ID. Each resident age 18 or older must complete a separate application.
